Important Information
1. Who We Are
Bridgeway Finance (ABN 29 441 437 265) is a Perth-based mortgage lead referral service. We operate bridgewayfinance.com.au and connect home buyers, refinancers, and property investors in Western Australia with licensed mortgage brokers.
Our role is limited to generating enquiries, verifying them by phone, and making introductions to licensed brokers. We do not participate in the loan process beyond that introduction.
2. We Are a Referral Service — Not a Credit Provider
Bridgeway Finance is a lead referral and marketing service. We are not a mortgage broker, lender, credit provider, or financial adviser. We do not provide credit assistance, credit advice, or any other financial service regulated under the National Consumer Credit Protection Act 2009 (Cth) or the Corporations Act 2001 (Cth).
We do not recommend any specific lender, loan product, interest rate, or financial strategy. Any recommendation you receive will come from the independently licensed mortgage broker you are introduced to — not from Bridgeway Finance.
The licensed mortgage brokers in our network are independent professionals. They are responsible for their own advice and are regulated under their Australian Credit Licences. They operate under their own obligations to act in your best interests.
3. Australian Credit Licence
Bridgeway Finance does not hold an Australian Credit Licence (ACL). We are not required to hold one for our referral and marketing activities, which do not constitute "credit assistance" or "credit activities" as defined under the National Consumer Credit Protection Act 2009 (Cth).
Our function is analogous to a marketing or lead generation service — we locate and verify prospective borrowers and introduce them to licensed professionals. We do not advise borrowers on credit products, assist in completing credit applications, or negotiate credit on anyone's behalf.
All mortgage brokers in our network hold active Australian Credit Licences, or operate as authorised credit representatives under a licensee. You can verify the licence status of any credit provider at the ASIC Connect Professional Register at connectonline.asic.gov.au.
4. General Information Only
All information published on bridgewayfinance.com.au — including blog posts, guides, calculator results, market data, and any other content — is general in nature only. It does not take into account your personal financial situation, objectives, or needs.
Nothing on this website constitutes personal financial advice, investment advice, taxation advice, or legal advice. You should not rely on any content on this website as a basis for making any financial decision without first obtaining independent professional advice tailored to your specific circumstances.
5. No Guarantee of Outcomes
Bridgeway Finance does not guarantee any specific outcome in connection with your home loan enquiry. In particular, we make no guarantee that:
- You will be approved for any home loan or credit product
- Any particular interest rate, borrowing amount, or loan term will be available to you
- The broker you are matched with will be able to secure finance for your specific situation
- Any estimated borrowing capacity figures produced by our calculators are accurate or achievable
- Any information about grants, concessions, or government schemes is current or applicable to your circumstances
Loan approvals, interest rates, and available products are determined by individual lenders based on their own assessment criteria, which are outside Bridgeway Finance's control.
6. Past Results Are Not Indicative
Any testimonials, case studies, or borrower stories referenced on this website represent individual experiences. They are not a guarantee or prediction of what will happen in your situation. Past outcomes — including loan approvals, rates secured, or time to approval — are not indicative of future results.
Property markets, lending conditions, interest rates, and government policy all change over time. What was achievable for a borrower at one point in time may not be achievable under different market conditions.
7. How Our Commercial Relationship with Brokers Works
Bridgeway Finance is funded by the mortgage brokers who subscribe to our platform — not by borrowers. Here is how it works:
- For borrowers: Our service is completely free. You will never pay Bridgeway Finance any fee, referral fee, or charge of any kind in connection with your enquiry or introduction to a broker
- For brokers: Licensed mortgage brokers pay Bridgeway Finance a monthly subscription fee in exchange for receiving verified borrower enquiries. The subscription fee is fixed and is not tied to whether any particular loan settles
- No volume incentives: Bridgeway Finance does not receive any commission, trail income, or volume-based payment from any lender. We have no financial interest in which lender or product a broker recommends to you
- Broker independence: The subscription arrangement does not affect a broker's independence or their obligations to act in your best interests under their licence conditions
This commercial model is designed to align our interests with quality — brokers subscribe because they receive high-quality, verified introductions, and we are incentivised to maintain that quality.
8. Your Responsibility to Seek Advice
Before entering into any home loan or financial commitment, we strongly encourage you to:
- Seek independent financial advice from a licensed financial adviser or mortgage broker
- Read and understand all loan documents, terms and conditions, and disclosure statements provided by your lender
- Consider your own financial situation, income stability, future obligations, and risk tolerance
- Make use of free government resources such as ASIC's MoneySmart website at moneysmart.gov.au
Bridgeway Finance connects you with a licensed professional who can provide this advice. We encourage you to ask questions, compare options, and never feel rushed into a financial decision.
9. Complaints and Disputes
If you have a concern about Bridgeway Finance's conduct, please contact us directly. We will acknowledge your concern within 5 business days and work to resolve it promptly.
If your concern relates to the conduct of a mortgage broker introduced through our platform, your primary recourse is directly with that broker. All licensed brokers are required to be members of the Australian Financial Complaints Authority (AFCA), which provides a free and independent dispute resolution service. You can contact AFCA at afca.org.au or by calling 1800 931 678.
